Our office is open for business from 9:00 a.m. to 5:00 p.m. Monday through Friday. Our leasing department is also available on Saturdays by appointment only from 11:00 a.m. to 3:00 p.m. The leasing department is only able to help you with questions about future or current availability, scheduling appointments for showings, and answering some basic questions related to your lease. All other matters should be handled during our normal business hours.
If our office is closed, and you have an emergency, please do not hesitate to inform us.
First, call our office at 339-2115, and wait for your call to be transferred to the answering machine. Leave a detailed message of your emergency, including your address and phone number so that we can follow up on the issue.
Second, dial our emergency pager at 323-6713. A maintenance technician will return your call as soon as possible.
Examples of emergency maintenance are lack of heat in the winter, property-damaging problems such as overflowing water, or being locked out of your apartment or house.
For lockouts, follow the same procedure but dial 323-6556 instead.
Please do not call our maintenance pager if you smell gas, if there is fire, or if you fear that someone has broken into your residence. These calls should be made to the proper authorities, such as the gas company, fire or police department.
These requests should be made during normal business hours, by calling our office and asking for Maintenance Voicemail.
Please remember that our maintenance staff will automatically prioritize your request as compared to other requests made. We will attend to those requests that are most pressing first. Because we can never anticipate an emergency or high priority call, we cannot schedule maintenance, nor can we call ahead to let you know we are coming. Scheduling and calling ahead only slow down our staff, making it more difficult to respond to your request in a timely manner. Please remember that every request is important to us, and we will strive to respond to everyone as soon as possible.

Please make sure that your rental payment is postmarked on or before the first of the month. If the first of the month falls on a Sunday or holiday, you must send payment early.
Please do not place payments in the mailbox on the front porch of our office because we do not make it a policy to process rent at 514 W. Kirkwood. We discourage making rental payments at our office counter. When making a rental payment with a check or money order, please make sure that your correct address is noted on the payment so that proper credit can be applied towards your account in a timely manner.

Requests for changes to your lease should be made in writing. All requests will be considered by both the manager of that department and the general manager.
