When it comes to maintenance issues and tenant satisfaction, we pride ourselves on friendly and efficient service. We make every effort to create a comfortable and relaxed environment for our tenants whether it's during office hours or at the end of a long, hard day. We hope that you will give us the opportunity to provide just such a place for you, too!
Parker Real Estate Management's office is located at 514 West Kirkwood Ave., near the intersection of Kirkwood and Rogers.
Our office hours are Monday through Friday, 9:00 a.m. to 5:00 p.m. Our leasing department is also available on Saturdays, 11:00 a.m. to 3:00 p.m. Our office is closed on Sunday. All other matters should be handled during our normal business hours.
It's really easy to see any of the residences in our portfolio. We try to make each appointment a win-win situation for our tenants as well as prospective tenants.
As a courtesy to our current tenants, we prefer giving them one day's notice of an appointment where we will be showing their residence to prospective tenants. So, it's important that you call our office one day in advance of when you would actually like to see a residence. We ask that you meet one of our leasing representatives here at our office. During that initial meeting, it will give our representative an opportunity to further qualify your leasing needs and explain/describe the residences that you will be touring during your appointment. You will leave the office in your own vehicle and follow our representative to each appointment. Because of liability issues, we cannot chauffeur you in our vehicles.
We're glad that you're considering a Parker property for next year. However, before we can make any property available to you, we will need to check with our existing tenants to see if they want to renew at that location. In the event that they choose not to renew, then the property will be made available for the upcoming season.
We typically begin sending out renewal letters to our existing tenants in October and November. We will post any information that we gain from those letters in the appropriate section of our website as soon as we receive responses. Please be sure to check the pages you're most interested in, usually for homes available this academic year or available next academic year, to see the lastest changes. You may also call our office to see if we've heard otherwise.

Rental payments should be made payable to Parker Real Estate Management. Mail your payment to P. O. Box 1112, Bloomington, IN 47402. Please make sure that your rental payment is postmarked on or before the first of the month. In the event the first of the month falls on a Sunday or holiday, you must remit payment early. Please do not place payments in the mailbox on the front porch of our office, because we do not make it a policy to process rent at 514 W Kirkwood. We discourage making rental payments at our office counter.
We do not send out monthly rental invoices. We do, however, send out invoices for tenant charges [maintenance charge, late charge, etc.]. We ask that you make your rental payment in one check ONLY. And when making a rental payment with a check or money order, please make sure that your correct address is noted on the payment so that proper credit can be applied towards your account in a timely manner.
General maintenance requests should be made during normal business hours. When you call our office with a general maintenance request, you will be connected with our maintenance voice mail system. This system allows you to report all pertinent information regarding your request so that it can be documented and reported quickly to our maintenance personnel. Please remember that our maintenance staff will automatically prioritize your request as compared to other requests made. We will attend to those requests that are most pressing first.
Because we can never anticipate an emergency or high priority call, we cannot schedule maintenance, nor can we call ahead to let you know we are coming. Scheduling and calling ahead only slow down our staff, making it more difficult to respond to your request in a timely manner. Please remember that every request is important to us, and we will strive to respond to everyone as soon as possible.
We also ask that you assign one person in your residence to be the “contact” person who reports any and all maintenance requests. This will assist our office in efficiently meeting your needs.
If our office is closed, and you have an emergency; please do not hesitate to inform us. First, call our office at 339-2115 and wait for your call to be transferred to the answering machine. Leave a detailed message of your emergency, including your address and phone number so that we can follow up on the issue. Then hang up, and dial our emergency pager at 323-6713. A maintenance technician will return your call as promptly as possible and attend to your needs. Examples of emergency maintenance are lack of heat in the winter or property-damaging problems such as overflowing water.
For lockouts, follow the same procedure but dial 323-6556 instead. Please do not call our maintenance pager if you smell gas, if there is fire, or if you fear that someone has broken into your residence. These calls should be made to the proper authorities, such as the gas company, fire or police department.
We have a list of local laundries. Each of the addresses is linked to a map.
If that's not enough information, we suggest you google laundry.
Many of our properties allow pets - many do not. If you have a pet, we will make every attempt to match you with a property where your furry or feathered friend might be welcome. In the event we are able to find a suitable property for you and your pet, we will require a signed Pet Agreement accompanied by a pet deposit of no less than $200.00 per pet. And be advised, that there may be an occasion when a property requires additional monthly rent as well.
We do not allow animals under the age of two years or any other animal that is not house trained. All dogs must be crated when left alone in a residence. A pet reference from a previous landlord may be required before permission to keep a pet is granted.
Absolutely not! It is a written part of our lease agreement that no modifications can be made to the residence. When tenants paint the walls and/or trim, it is very expensive for the tenant to return the walls and/or trim back to its original color. It can be a minimum cost of $300.00! It is in our tenants' best interest as well as ours for the walls to remain their original color.
In most of the residences, the answer is "no". If there is a working fireplace in your residence, we require that all residents learn how to use the fireplace safely as well as sign an agreement that they will assume full responsibly for its use. The residents are also responsible for the cost of having the fireplace cleaned and inspected at move-out.
Some fireplaces are capped so if a fire were lit, the smoke would have no other place to go except back into the residence. Smoke damage can be very costly. Many people place candles in their fireplaces in order to give off the ambiance of a fireplace glow.
In the event that you have found some unwanted company in your residence, we can recommend some alternatives that you may want to consider. First of all, we do not spray residences during turnover. Often times pests come in through open doors or windows during the move-in process or in boxes that have been in storage. Therefore, pest control is your responsibility after the first 30 days of occupancy.
You may want to purchase a multi-purpose pest spray such as Raid's Fast Killing Bug Spray, Ortho's Bug-B-Gon or Spectracide's Bug Stop aerosol. This spray can be applied around doorframes, baseboards and window frames.

When you call our office for any reason, please make sure that you get the name of the person that assists you. Typically, you will speak with Jeremy Moore when you have questions about leasing or any property management issue. If you have a maintenance request, please ask for Candi Mullis. Requests for changes to your lease should be made in writing and directed to this office. This includes but is not limited to requests for permission to have a pet or additional pets, and permission to establish a payment plan for past due rent. Both the manager of that department and the general manager will consider all requests. Again, please make sure to get the name of the person that helps you!
You can lease by mail or by fax. But you or a representative must see the home before leasing it. We'll give you (or your representative) details at the viewing.
