Move Out Procedure

As each lease term comes to an end, we will schedule a Move Out Inspection (MOI).As with the Move In Inspection (MII), tenants are encouraged to join us during this final inspection to document the condition of their residence when they move out. This report is compared to the MII and is a helpful tool in determining if any of your security deposit should be retained.

Approximately a month prior to the lease expiration date, tenants will receive a letter informing them of their scheduled MOI appointment along with a list of cleaning standards. This list of cleaning standards also includes the cost to have each cleaning task performed on the tenants’ behalf in the even they fail to do so. We strongly suggest that tenants take responsibility for delivering their residence in good, clean condition; otherwise, it could be very expensive!

The MOI is scheduled at noon or shortly after on the last day of the lease term. At that time, the condition of the residence will be documented. Please be aware that our inspectors generally are not the ones who make the final comparison between the MII and the MOI or what determines “normal wear and tear”. They will document the condition of the residence only. However, to ensure the maximum security deposit reimbursement, it is imperative that the residence be left clean and undamaged.

At the MOI, tenants are required to provide a forwarding address in writing, telephone number and to turn in their residence keys—that means that all personal property has been removed from the residence and that it is in good, clean condition for the inspection. Anything left in the residence will be removed and stored at the resident’s expense. Within the next 45 days, any security deposit reimbursement due will be returned to the resident at the forwarding address provided at the MOI.

In the event a tenant moves out prior to the lease expiration date, a MOI will be performed as normal. It would be imperative that the tenant either drop off or mail their keys to our office before they leave as well as provide a forwarding address and telephone number. Each tenant remains responsible for the terms and conditions of their lease until the expiration date, therefore any security deposit reimbursement will be returned within 45 days of the lease expiration date.
